Surprising as it is, Zac Efron and Seth Rogen's Neighbors movie has bested 'The Amazing Spiderman 2' at the box office on its opening week.

The duo sends the web-slinger back to his web, as they took over the top spot.

The raunchy comedy about family vs. fraternity debuted with $51 million sales sending Spidey to second place with $37 million.

"Sustaining a number one ranking is generally tougher in the summer than any other time of year,' said Paul Dergarabedian, senior media analyst for box-office tracker Rentrak.

"You don't expect a comedy to be able to unseat an epic blockbuster, but historically it happens more than you think.

R-rates comedies have shown an impressive track record during the summer season; Films such as Bridesmaids, The Hangover, Ted and last year's The Heat.

Zac Efron and Seth Rogen's Neighbors movie tells a story about the 32-year-old Rogen and wife Rose Byrne, 24, as new parents living in the suburbs but, things become chaotic when Efron and his fraternity move in next door.

Neighbors, is a raunchy comedy film filled with gross-out gags, party scenes and views of the shirtless 26-year-old hunk.

Zac Efron and Seth Rogers Neighbors movie released by Universal earned "fresh" rating from highly respected movie critic RottenTomatoes.com, with an average percentage of 74 percent.

Sony's Amazing Spider Man 2 on the other hand, starring real life sweethearts Emma Stone as Gwen Stacy and Andrew Garfield as Peter Parker earned a "rotten" rating with only 54 percent.

Nevertheless, Spidey and the rest of the team hit major success with more than $550 million worldwide in ticket sales.

"Spider-Man has nothing to worry about," Dergarabedian said.

2. The Amazing Spider-Man 2, $37.2 million ($69.5 million international).

4. Heaven Is for Real, $7 million.

5. Captain America: The Winter Soldier, $5.6 million ($3.5 million international).

6. Rio 2, $5.1 million ($14.1 million international).

7. Moms' Night Out, $4.2 million.

8. Legends of Oz, $3.7 million.

9. Divergent, $1.7 million ($3 million international).

10. Brick Mansions, 1.3 million.
